WELCOME! We hope you enjoy your stay at the By the Sea. To help ensure your visit is pleasurable and memorable, please take a few moments to read the following. Please feel free to call us with any questions not covered in this letter. Failure to abide by property rules will result in termination of rental agreement for non-compliance; no refund shall be due. Each suite is privately owned and furnished.
DO NOT REMOVE ANYTHING from suite. Each suite is carefully inspected upon your departure with an itemized list, ANYTHING missing from suite will be billed directly to occupant; (this includes linens, silverware, glasses, décor, etc.) Please do not use towels in suite for beach towels (excessive cleaning will apply). ALL UNITS ARE NON-SMOKING.
SMOKING ALLOWED ON BALCONIES ONLY. ($200 smoking fee will apply).

• CANCELLATION POLICY AND REFUNDS - A $35.00 cancellation fee plus the non-refundable trip protection and reservation fees will apply to ALL CANCELLATIONS. Refunds minus fee will be given if cancelled by 12:00 noon 2 days prior to arrival. For holidays and special events, a 2-week deadline will apply with balance due at that time. NO further changes allowed after these deadlines. Failure to keep a reservation (No Show) will be charged the entire payment with remaining days cancelled. Refunds are not given for early departure due to weather, being asked to leave for failure to comply with the rules and regulations, illness, emergencies, or change of plans. Additional travel Insurance is highly recommended to insure your assets and travel plans.
• LOCK-OUT FEES: Guest may come to rental agent's office during business hour for a key to gain entrance. After business hours there shall be a $50.00 lock-out fee, due and payable in Cash, at the time of receiving key. Office hours are DAILY 10:00 AM TO 4:00 PM; adjusted to longer hours during peak season.
• Please check your suite upon arrival. Report any discrepancy or problem with A/C, phone, TV, etc. to office as soon as the problem is realized. Refunds or discounts will not be made to maintenance related problems.  We will make every effort to correct the problem as soon as possible, or move you to another suite, if possible.  Any maintenance related problems, dissatisfaction with suite, view, etc. will be handled during business hours.  The Courtesy Officer cannot help you with any of these problems.  Additional towels or maid service is available for an additional fee. Trash bags, toiletry items, soaps, etc. are not replenished. Any additional service requests must be made to A B SEA rental office BEFORE 11am.
• KEYS AND POOL BANDS: All must be returned to the office on departure. Charges will apply for lost keys or pool bands: KEY: $30.00, POOL BAND: $5.00.
• PLEASE be considerate, and do not run A/C or heater with doors and/or windows open.
• PERSON RESERVING UNIT MUST BE AT LEAST 21 YEARS OF AGE AND MUST OCCUPY THE UNIT.
• LATE ARRIVALS: CALL OFFICE ON YOUR DAY OF ARRIVAL FOR INSTRUCTIONS IF ARRIVING AFTER 4 PM. FOR AN EARLY DEPARTURE (BEFORE 10:00 AM), CALL FOR INSTRUCTIONS.
• CHECK - IN AND CHECK - OUT:  Check-in is between 3 PM and 4 PM as soon as the unit is cleaned and ready.  Check-out is no later than 11 AM and STRICTLY ENFORCED during peak and busy times.  Early Check-in / late check-out (seasonal) may be inquired about through rental agent. BALANCES DUE MUST BE PAID UPON CHECK - IN. NO PERSONAL CHECKS ACCEPTED. MAJOR CEDIT CARDS ACCEPTED (Not Discover).

Property Rules

• Please return carts when you are finished with them.
• By order or the fire marshal, cooking is NOT PERMITTED on the balconies.
• Please leave your trash outside your door in a tie down plastic bag for pickup at 11:00 AM & 3:00 PM.
• Please refrain from feeding the seagulls from the balconies as their droppings will mar parked cars.
• Pets must be leashed on property AT ALL TIMES.  Please be considerate of others, take a plastic bag with you when walking your pet to clean up after it.
• Shoes, shirts/cover-ups are required for everyone on the main floor.
• Hanging items on the balcony railings or patio furniture is strictly prohibited.
• POOL REGULATIONS:

1. Pool Hours are from 9 AM – 10 PM
2. All children under the age of 14 must be accompanied by an adult (STATE LAW).
3. Babies must wear a swim diaper while in the pool as “accidents” will result in a 48 hr. closure of the pool for proper chemical treatment.
4. The swimming area is for registered guests and does not extend to their guests.
5. Dry off, put shoes on and wear a cover-up (ladies) and a shirt (men) before entering the lobby.
6. No pets allowed in pool area.

• Parking in the back or front of the building is permissible.  Back gate is locked at midnight and re-opened at 6 AM.
• UNLAWFUL ACTIVITY, EXCESIVE NOISE, LOUD PARTIES OR UNRULY GUESTS/VISITORS ARE PROHIBITED AND WILL RESULT IN IMMEDIATE EVICTION.  NO REFUNDS WILL BE GIVEN.
• After office hours, security personnel is on property.  Please note that the security personnel cannot assist you in any rental matters.  All guest relations must be directed to A B Sea Sales and & Rentals.
